How This Calculator Works
This calculator compares the net worth of two strategies over time:
- Buying: You pay a down payment, monthly mortgage (P&I), property tax, insurance, and maintenance. At year N, your net worth is the home's value minus remaining mortgage and selling costs.
- Renting: You invest the down payment you would have spent, plus any monthly savings (when rent is lower than owning costs), at a chosen investment return rate.
The calculator uses standard assumptions: 1% annual maintenance on the home, $1,500/year insurance, 3% closing costs when buying, and 6% selling costs. Mortgage is a 30-year fixed-rate loan.
